Some agents do a lovely job of photographing a house while others look like they took the photos using their cell phone without even getting out of their car (I wish I was joking but I&#8217;ve actually seen that).  Buyers have made it clear &#8211; they want to see lots of photos of your house before they decide that it&#8217;s worth their time to come take a look in person.</p>
<p>I&#8217;ve added a new wide angle lens to my camera set up and I&#8217;m very pleased with the results.  As usual, I spent a lot of time researching my decision and choose a Raynox lens because of their low distortion rates.</p>

			<content:encoded><![CDATA[<p>My father was recently a victim of identity fraud.  Thankfully he noticed something wrong and was able to stop the thieves before they did any damage to his credit.  </p>
<p><img src="http://www.debontheweb.com/wp-content/uploads/2010/06/withdrawal.jpg" align="left">The positive side to the story is that my family learned about <a href="http://www.consumersunion.org/pub/core_financial_services/005081.html" target="blank">credit freezes</a>.  Many times identify thieves will use your information to apply for new credit.  This way they can have the new credit card sent to their address and by the time the victim finds out, it&#8217;s normally too late.  If you put a freeze on your credit with the 3 credit reporting agencies, Experion, Trans Union and Equifax, then they will not give out copies of your credit report to anyone new.  (This will not affect any companies you currently have credit with.)  Reputable lending companies won&#8217;t give out new loans or credit cards without access to your credit report.  </p>
<p>You can freeze your credit online, by phone or by mail.  Here are the credit freeze links for each of the credit reporting agencies:</p>

<p>You can temporarily lift the freeze if you do want to get new credit because you are buying a house or you&#8217;d like a new credit card.  In Massachusetts there is a $5 fee per credit reporting agency for each time you place or lift the freeze.  In some states, the fee is $10.  IMHO, $15 is a small price to pay to know that no one is taking out a mortgage in my name that I don&#8217;t know about!</p>
<p>My father&#8217;s story has a happy ending &#8211; the police caught the thieves and the case is being prosecuted by the DA.</p>

			<content:encoded><![CDATA[<p>There&#8217;s been a lot of talk about strategic mortgage defaults.  Here&#8217;s the scenario:  Bob Buyer purchases a home.  After a few years the real estate market has a &#8220;correction&#8221; and the house is no longer worth what Bob paid for it.  Even though he can still afford the payments, Bob decides it makes better economic sense to walk away from the house and let the bank foreclose. </p>
<p>Here&#8217;s a 60 Minutes segment on Strategic Defaults:<br />

<p>Fannie Mae has decided to take a strong position with borrowers who can pay their mortgage but choose not to.  It will now take 7 years before Fannie Mae will guarantee a mortgage for a borrower who did a strategic default.  Not only that, they will try to get deficiency judgements against these borrowers to attempt to recoup the money that was not paid back. Some states are non-recourse states which means that the bank can&#8217;t go after the borrower for the unpaid money, but Massachusetts isn&#8217;t on the list.</p>
<p>People who have fallen on rough times won&#8217;t face these same issues.  Borrowers who lose a house due to a financial hardship will find a much friendlier Fannie Mae willing to back a loan for them in only 2-3 years.</p>
<p>So if you can afford to continue paying your mortgage but have been considering just walking away, think carefully.  You still might end up owing the money but you&#8217;ll no longer have the house.  </p>

In the past, it was very typical for buyers to spend the intervening weeks before their closing shopping for furniture and appliances.  This way they could close on the new property and have their new living room set and washer and dryer delivered the next day.</p>
<p>On June 1st, Fannie Mae started a new rule called Loan Quality Initiative.  One of the requirements of these rules is for your bank to pull a last minute credit report.  They&#8217;re looking to see if you&#8217;ve incurred any new debt since your mortgage application.  Wait until after the closing to purchase your new bedroom set or the widescreen TV you&#8217;ve always wanted.  Don&#8217;t apply for a new credit card or even a store charge card either.</p>
<p>Don&#8217;t derail your closing &#8211; put your credit card away until after you are the owner of your new house.</p>

<p>Selling your house can be stressful, but there&#8217;s nothing worse than getting your house ready for sale and then having no one show up.  It&#8217;s like being the wallflower at the school dance, watching as everyone else gets asked to dance while you try to look uninterested.  </p>
<p>In today&#8217;s fast paced world, potential buyers will quickly decide whether or not to look at your house based on what they see online.  Here are the 3 top ways to discourage a buyer from looking at your house for sale:  </p>

<li>Poor Photos<br />
It&#8217;s sad to say that there are many great examples of horrible photos.  There&#8217;s even a Facebook Group <a href="http://www.facebook.com/group.php?gid=146553387152" target="blank">Really Bad MLS Photos</a> with over 1,700 members!</p>
<p>When you&#8217;re interviewing agents, check out their website and look at the quality of their photos.  Do they show off the house well?  Are the photos blurry, overexposed, too dark?  It takes a long time to photograph a house well.  Make sure the agent you choose doesn&#8217;t skimp on this very important step.  You want lots of high quality photos to entice people to come look at your house in person.	</li>
<li>Unenthusiastic Description<br />
If a buyer likes the photos of your house enough to look more, the next thing they will do is read the description.  You&#8217;ll want the description to paint a picture to help the buyer envision themselves living in the home.  It should be more than just a list of the features of your home, after all, most sites will already list the number of bedrooms and baths.  </p>
<p>It&#8217;s not uncommon to see a house where the description says &#8220;Won&#8217;t Last&#8221; but the house has been on the market for over 3 months.  When you are interviewing agents to list your home, read what they&#8217;ve written about their current listings to get a good idea of how they will describe your home.</li>

<li>Limited information online<br />
If buyers can&#8217;t find your house for sale online, you won&#8217;t even get a chance to get up to bat.  If they can find your house but there&#8217;s only a few exterior photos, buyers will assume there&#8217;s something wrong with the interior.  Buyers want as much information as possible before they&#8217;ll schedule a showing to see your house in person.  You not only want an agent who will use an abundance of quality photos to market your house, but in today&#8217;s YouTube world, a video of your house lets buyers see how the rooms relate to each other.</p>
