Malden’s Absorption Rate

Since I showed you Medford’s absorption rate last week, it’s only fair to highlight another city. Here’s what’s happening in Malden:

Currently there are 151 single family homes on the market in Malden. If we didn’t allow any new properties to be put on the market, it would take a little over 8 months to sell all of the homes currently for sale.

What this shows is that all real estate is local. Different cities are having longer or shorter days on the market. Even different locations within the same city are selling at different rates. Also, the condo market is different from the single family market or the multi family market. Each has a unique buyer pool and different reasons for buying or not buying property now.

The more educated you can be as a prospective buyer or seller, the easier your transaction will go!
