Update on Absorption Rates

It’s been a few months since I’ve shown you what’s going on with absorption rates. Absorption rate is a way to look at the number of properties currently on the market and then using the number of recent sales, allows you see how long it would take for every property currently on the market to sell if no new properties became available for sale. This figure helps you to see if the market is speeding up, slowing down or staying level.

Currently in Medford, there are 115 single family homes for sale. Given what the demand for homes has been like in the last few months, it would take a little over 5 months for the homes currently on the market to sell.

In Malden, there are currently 144 single family homes for sale. Using Malden’s current demand, there is almost 7 months of inventory already for sale in the city.

If you compare these figures to the ones I posted here in late May, we can see that the Medford market is a little slower now than it was in the spring while the Malden market is selling a little quicker than it was.
